Spring of ‘22 bought the sale of One West, now called 7 West to fruition for several million dollars. The process involved researching and Installation of a working elevator. Eventually the new owners finished off the installation of the bright red emergence’s stairs.

I was able to recently complete this deal by finding both the buyer and then tenant.

Dobbs Construction asked me to find them a warehouse last spring when the market for warehouse was tight. I found the perfect one in a locally owned building after cruising the area and making calls.

After being on the market for only a month, we were able to go under contract and close for $500,000.

I worked with the Landlord and Alpine French Bistro to create attractive lease terms to welcome this delightful inspired restaurant.
Later I negotiated with the County to acquire the patio property next door.

How Bazar, a community gem for Gainesville, became a Tenant at the bottom of the parking lot downtown recently. Offering Music, Curated vintage and pop clothing, they also present Downtown Markets and Concerts throughout town. It was a hard won Tenancy..taking 7 months of negotiations and paperwork to get to the finish line.

This senior living complex is here now on E University Ave in Gainesville because of complex negotiations with the developer that resulted in a lucrative land sale. I sold off the restaurant parcel to the Tenants to avoid legal issues.

I sold this former Nightclub to The Doris, an art gallery and classroom facility: Owner financing, location and rent paying tenants on site made this deal a win-win.

This Land Lease for the business owners of Patio, a Pizzeria and Bar downtown Gainesville was the winning solution for the Owner and Tenant.

The Seagle Building: my first multiple leasing experience. I learned a lot about historic older buildings and had some great tenants.

Tinker Restaurant: A transition from Food Truck life to having a successful “Bricks and Mortar,” has been thrilling to see and be part of the acquisition and negotiation of the lease.

This 800 block of West University Ave. was where I did my first lease deal and continue to service the rare vacancies.
